Terms and Conditions

1. Parties and Definitions
  • The Host: The property is managed by FabAccommodation (Fab Apartments Ltd) , who reside at Waterloo Street, Clifton Village, Bristol, City of, United Kingdom BS8 4BT and acts as either a principal or an agent for the property owner. As a principal, the Host enters into direct lease agreements with the owners and lets the accommodation to the end-user.
  • The Guest: Refers to the individual or group making the booking and staying at the property. Full names of all guests must be provided.
  • The guest has its home residence at: (Guest Home Residence)
  • The lead guest must be at least 21 years old at the time of booking. Proof of age will be required upon request, and failure to provide this will result in the booking being cancelled without a refund.
Identity Verification
  • The Host reserves the right to request valid government-issued photo identification from the lead guest and, where necessary, from all staying guests. Failure to provide satisfactory identification when requested may result in cancellation of the booking without refund and refusal of entry to the property.

1A. Nature of Agreement
This agreement is a licence to occupy temporary accommodation only. It does not create a tenancy, does not grant exclusive possession of the property, and does not give the Guest any security of tenure or any right to remain in the property beyond the agreed rental period. The property is provided strictly for short-term temporary accommodation purposes only.


2. Booking and Payment
  • Payment plans may be available at the Host's discretion. Guests are encouraged to inquire about this option before booking.
  • Payment for bookings must be completed online to secure the reservation. If this is not received on time, the Host reserves the right to cancel the booking and charge the full value of the booking to the Guest.
  • Bookings can be made through the Host’s website, email, or phone. Availability is subject to confirmation.
  • Full payment is required at the time of booking to secure the reservation. Any dishonoured payments will incur additional charges.
  • Payments can be made via credit/debit card or bank transfer. Cash or cheque payments are accepted only with prior approval.

2A. Cancellations and Refunds
  • Cancellation by the Guest: No refunds are available for no-shows.
  • Cancellation by the Guest: If your booking was made via a third-party platform (such as Airbnb or Booking.com), the cancellation policy of that platform will apply. For direct bookings made with us, a 14-day cancellation policy applies.
  • Cancellation by Guest: We cannot offer refunds for events beyond our control, including natural disasters, pandemics, war, travel disruptions, or bereavement. Guests are strongly advised to obtain appropriate travel insurance to cover such circumstances.
  • Cancellation by the Host: Alternative property or refund offered unless due to events beyond the Host’s control.

2B. Card on File Authorisation
By making a booking, the Guest authorises the Host to charge the payment method on file for any amounts properly due under this agreement, including but not limited to damages, security deposit shortfalls, excessive cleaning, smoking, unauthorised late check-out, overstay charges, missing items, parking fines attributable to the Guest, breach of house rules, or any other costs arising from the Guest’s stay.


3. Occupancy and Use
  • The Guest has the right to occupy the property for a Rental Period only (within the meaning of Schedule 1, Paragraph 9 of the Housing Act 1988.)
  • The Guest is not to use the occupied premises at (Booked property Address) as their main residence, not to register any utility bills, open bank accounts, or any other online accounts at the property.
  • The number of guests stated in the booking may only occupy the property. Unauthorised additional guests will incur charges of £200 per guest per night.
  • The Guest must not sublet, hold parties, or use the property for unlawful activities. If, on arrival, it is felt that the Guest intends to use the property for such events, the Guest will be refused entrance. No refunds will be offered, and the full Security Deposit may be retained.
  • Noise should be kept to a minimum between 10:00 PM and 8:00 AM.
  • Guests must not cause an annoyance or become a nuisance to occupants of adjoining premises.
  • The property must only be used strictly for residential purposes.
  • Smoking is strictly prohibited in all areas of the property. If smoking occurs inside the property, a charge of £800 to £2,000 will apply, depending on the time and effort required to remove the smell and restore the property.
  • The Guest must not use portable cooking appliances inside the property , except for the ones provided.
  • Charging electric vehicles such as cars, electric scooters or ebikes using the property’s main power supply is strictly prohibited.
  • Guests agree to cover any parking fees, if applicable, as stated in the listing or as agreed prior to booking. The host accepts no liability for any parking fines or penalties incurred due to failure to follow the provided parking instructions or for parking in unauthorised areas.
  • Guests are prohibited from engaging in illegal activities, including the possession or misuse of illegal substances, at the property.
  • The Guest must not attempt to make the property their permanent residence.
  • For safety reasons, guests are not permitted to use any personal or external electrical heating devices within the property. Only the heating systems provided within the property may be used, as unauthorised devices present a serious fire risk.
  • The Host reserves the right to refuse admittance to the property if it feels this condition is likely to be breached. In this case, no paid funds will be returned. The full Security Deposit will be retained, and the relevant public authorities will be informed. Additionally, the Host reserves the right to cancel the booking at any time without any refunds if any of these terms are broken, and may retain the deposit if needed.
  • Guests must not engage in activities such as breaking the house rules or hosting unauthorised parties, smoking indoors, making excessive noise, hosting unauthorised guests, or using drugs on the property. If these rules are breached, the Host reserves the right to instruct our 24/7 security team to conduct an immediate eviction without a refund. Additionally, a fine of up to £2,000 will be imposed to cover damages, cleaning, or other related costs.

4. Check-In and Check-Out
  • Check-in: From 3:00 PM. No fees or late check-ins are allowed.
  • Check-out: By 11:00 AM. Late check-outs without prior approval will be charged at £30+VAT/hour or as an additional day.
  • Keys must be returned as instructed in the property’s House Manual or as per the Host’s instructions. Lost or unreturned keys, including parking fobs, will incur a replacement charge of £150.
  • If keys are left in a keysafe, the Guest is responsible for ensuring the keysafe is locked properly. If the keys are not found in the keysafe or designated check-out box, or if the keysafe code has been changed and prevents retrieval, this will be treated as a lost key by the Guest.
  • Duplication of keys or fobs and changing entry or key safe codes are strictly prohibited.
  • Divulging access arrangements to third parties is not permitted.
Unauthorised Overstay
  • If the Guest remains in the property beyond the agreed check-out time without prior approval, the Host reserves the right to charge up to the full nightly rate per additional day or part day, together with any associated costs incurred.

5. Guest Responsibilities
  • Guests must follow the instructions in the welcome manual of the property. Any losses, damage, or cleaning necessary over and above normal servicing will be deducted from the Security Deposit. By placing a booking with the Host, the Guest authorises it to deduct such payment from the Guest’s Security Deposit.
  • Guests are responsible for taking all reasonable care of the property and its contents. The property and all equipment, utensils, furniture, etc., must be left clean and tidy at the end of the Rental Period. No items can be removed from the property.
  • Guests are responsible for reimbursing any damage to the property or its contents caused by negligence, wilful damage, or irresponsible behaviour by themselves or their guests. Such damage must be reported immediately to the Host’s representatives, and the cost of repair or replacement must be agreed upon and paid without delay.
  • Guests must ensure that no actions taken during their stay endanger the Host’s insurance policy in respect of the property and its contents, rendering it void or voidable.
  • Guests must not hang or place wet or damp washing articles upon any room heater.

6. Damage, Repairs, and Fees
  • Guests are liable for any damages caused during their stay, excluding normal wear and tear.
  • Costs may be deducted from the security deposit or charged directly. Examples include: 
  • Lost keys or fobs: £150 each
  • Excessive cleaning: £30+VAT/hour
  • Smoking inside the property: From £800 up to £2,000
  • Damaged furnishings, fixtures, utensils, decorations or appliances: Cost of repair or replacement
  • Additional charges apply for unauthorised modifications or misuse of facilities.
  • Violations of house rules, including but not limited to hosting parties, smoking indoors, excessive noise, or drug use, may incur additional fees of up to £2,000, as detailed in Section 3.
Linen and Cleaning Policy
Please use the provided linens responsibly. Normal use is included in your stay, but extra charges apply if items are excessively soiled, damaged, or missing.
Examples include:
  • Stains from makeup, food, or drinks
  • Bodily fluids requiring special cleaning
  • Rips, burns, or other damage
  • Missing or unreturned items
If guests choose to use their own bedding, towels, or similar items, it is their responsibility to store these safely.
If such items are accidentally collected or mixed with house linen during cleaning, the host cannot be held responsible. We will do our best to recover them, but this cannot be guaranteed.
Fees:
  • Cleaning (if salvageable): full price of the cleaning fee
  • Replacement (if not salvageable): up to full cost
Cleaning
  • The property must be left in a reasonable condition upon check-out.
If the level of cleaning required exceeds a standard clean, additional charges will apply based on the extra time needed, charged at £30 + VAT per hour.
  • Mid-stay cleans are a mandatory requirement under our insurance policy and cannot be refused. If access is denied or the clean cannot be carried out, the full cost of the scheduled clean will still be charged to the Guest.
Rubbish
  • Guests are required to dispose of waste and follow recycling instructions as outlined in the check-in information and in-house guide. Guests are responsible for placing bins out for collection on the correct days, in line with the provided schedule.


7. Services & Facilities
  • Properties are advertised as providing a number of services, facilities, and amenities. While every effort is made to ensure their availability and functionality, these cannot be guaranteed.
The Host is not liable for any personal items left behind at the property. While we will make reasonable efforts to retrieve and return forgotten belongings, recovery cannot be guaranteed.

8. Lost items
  • Forgotten items can be returned to a specified address for a £40 handling fee (postage costs not included).
  • Items will be held for up to 14 days from the departure date.
Guest Returns:
  • Guests may return to the property within 2 hours of check-out to retrieve any forgotten items, subject to availability and coordination with the Host.
  • After 2 hours, retrieval will depend on Host availability, or guests may choose to have items shipped to them for the £40 handling fee.


9. Liability and Insurance
  • The Host is not liable for injury, loss, or damage except caused by serious negligence.
  • Guests should purchase travel insurance for protection.
  • The Guest agrees to indemnify and hold harmless the Host.

10. Governing Law and Additional Terms
  • Subject to English law.
  • Severance: Invalid provisions do not affect remaining terms.
  • Security of Tenure: No tenancy rights are created under the Rent Act.
  • Right of Access: The host can inspect or repair with notice.
  • Information Accuracy: Errors may lead to amendments.
No Security of Tenure
The Guest acknowledges that this booking is for temporary accommodation only and that no tenancy, lease, or other right of occupation is created. The Guest has no right to remain in the property after the agreed check-out time.

 11. Pets
Pets are strictly forbidden in our properties unless prior agreement with the host has been obtained and the pet fee has been successfully paid. Pets are accepted only by request.
We charge a minimum fee of £300 for the 1st pet and an additional £100 for each additional pet after that.
Damage & Liability
  • Any damage caused by pets will be deducted from the security deposit or charged directly to the card on file.
  • By signing these Terms & Conditions, you agree to this responsibility.
Unauthorised Pets
  • If you bring more pets than agreed and paid for, your booking will be immediately cancelled with no refund, and your card will be charged to cover associated costs (including extra cleaning or repairs).
Supervision & Behaviour
  • Pets must be supervised at all times and should not be left unattended on the property. If left unattended, they must be safely contained (e.g., in a crate). Excessive noise, such as barking, may result in complaints and lead to the immediate cancellation of your stay.
Restricted Areas
  • Pets are not allowed on beds or soft furnishings. Any additional cleaning costs due to fur, stains, or odours will be charged to the guest at a rate of £30+VAT/hour.
Waste Disposal
  • Guests are required to clean up after their pets both inside and outside the property. Failure to do so will result in a minimum £250 cleaning fee.
Flea & Vaccination Requirement
  • All pets must be up to date with flea treatments and vaccinations. If evidence of infestation is found after your stay, you will be liable for the full cost of pest treatment and any related damages.
Liability
  • Guests are fully responsible for any injury caused by their pets to third parties (including neighbours, staff, or contractors). The host accepts no liability.
Unauthorised Pets
  • Any pet brought into the property without prior approval will result in an immediate charge of £500 and may lead to termination of your booking without refund.

12. This Agreement shall be construed in accordance with English Law and the Courts of England and Wales shall have exclusive jurisdiction in so far as any matter arising from this Agreement is required to be referred to a court of law.
